Southwest Dixon Specific Plan

Overview

The Southwest Dixon Specific Plan was approved in 2005 and guides development of residential, commercial and employment center uses within approximately 517 acres south of West A Street and east of I-80. The SWDSP is a bridge between the General Plan and City’s Zoning Ordinance, and it includes policies and implementation programs to guide land use, infrastructure improvements and the area’s circulation patterns. Under the management of Taylor Builders, Homestead is the first development to be implemented within the SWDSP.

Homestead is planned to include 1,168 single-family homes that will appeal to first-time home buyers, families, empty nesters and seniors. Also included in Homestead are a commercial site for community serving retail businesses; 31 acres of parks, open space and trails; a fire-station site; and new roads and other improvements to existing transportation infrastructure.

Homestead is located on 386 acres within the Southwest Dixon Specific Plan.

Homestead Construction Phasing

Homestead’s first phase includes home construction on the east and west sides of Pitt School Road and south of Hillview Drive. Construction in Phase 2, which includes Homestead’s active-adult homes, is expected to start in 2021.

Parks, Open Space & Trails

Homestead provides 1.9 acres of pocket parks, 4.5 acres of linear parks and a 1.5-acre private amenity area within the active adult community.
